Innovative Structural Enhancements
The property boasted a substantial loft space, perfect for conversion. Our plan involved creating two new bedrooms, one of which included an ensuite for added comfort and privacy. On the ground floor, we removed a dividing wall to craft a spacious new living area and repositioned the wall between the existing kitchen and a secondary bedroom to establish an expansive kitchen-diner. Partnering with our trusted structural engineer, we secured precise calculations to ensure the project proceeded smoothly and adhered to all local building regulations.
Reimagined Layouts for Modern Living
Previously featuring only one family bathroom, we restructured the home to incorporate a main family bathroom with Jack and Jill doors and added two ensuite shower rooms. This was made possible by removing an obsolete chimney stack and relocating the boiler and water tank, which expanded the usable ground-floor space.
Upgraded Mechanical and Electrical Systems
Given the scale of the renovations, we decided early on to upgrade the property's heating and electrical systems. Our team collaborated with specialist contractors to design and implement systems that complemented the newly restructured spaces, boosting the home's efficiency and functionality.
Windows, Doors, and Exterior Touches
To balance costs, the client opted to selectively update windows and doors. We replaced the front window with a design that met building regulations and expanded a smaller side window to illuminate the new kitchen-diner. We also bricked up an extra doorway and added French doors to open the living room to the garden. To complete the exterior, we installed new soffits, fascias, guttering, and ridge caps, enhancing the property's curb appeal.
Finishing Touches for a Stunning Result
Our client selected oak veneer doors throughout, with some mounted on sliding mechanisms to optimize space. We installed a modern Wren kitchen featuring a quartz worktop and a self-extracting hob, complemented by fully tiled luxury bathrooms. While the client chose to handle final decoration, we remain ready to offer this service for future projects.
